Notify tenant


If you rent out a house temporarily with a rental agreement for a definite period of time, it is important to notify the tenant(s) of your house in a timely and correct manner. If you don't notify your tenant, the temporary rental agreement of a maximum of 24 months continues into a rental agreement for an indefinite period. This means that the tenant also enjoys rent protection from that moment on.

Notify the tenant in time


A fixed-term rental agreement expires by operation of law at the end of the term. When Minister Blok was responsible for Housing in the Netherlands, he deliberately introduced a mandatory notification. This is to prevent a tenant from being surprised at the end date of the temporary lease.

As a landlord, you must inform the tenant no later than 1 month to a maximum of 3 months in advance about the expiry of the temporary lease agreement, this is called notice.

What are the requirements for a correct notice


You can inform the tenant about the expiry of the lease, but it is important to do this in a correct way to prevent the notice from being invalid. It is important, among other things, to include the exact end date, that the house must be vacated and you must be able to demonstrate that the tenant has received the notification.
